Falmouth Tour

This morning I went on the Falmouth realtor tour to view 10 new listings. Part of being a well rounded agent is exposing yourself to new properties on the market. The more houses you experience first hand, the greater your understanding of a homes value once it is sold.



You can look at all the pictures you want to online but unless you walk through a home, you don't have a full sense of that space and the condition . 

Ask your realtor when the go on realtor tours, if they do not go... Ask them why?

How important is "Curb Appeal"

As a listing Realtor on Cape Cod, Massachusetts, I am asked frequently how a homeowner can sell their home in the shortest amount of time, for the most amount of money.  In reality this question has a multi faceted answer, however I usually start with explaining the importance of "Curb Appeal". 

Taking into consideration the fact that we live in a society that bombards buyers with images 24/7, we must live up to the expectation of this image conscious purchaser.  The average buyer is subjected to millions upon millions of sensory satisfying images every minute of the day, thanks to social media sights like Facebook and Instagram, to name but a few. 

Curb Appeal is the first impression that the would-be buyer will use to determine further interaction with your house.  If it catches their attention and promotes to them a feeling that the inside will be just as delightful, then get ready for a real stab at having your home sold quickly and for the most money possible.  The fact of the matter is, that the more people you have walking through that front door, the more chance that your home will be seen by the right person to purchase the property. 



There are many ways to create "Curb Appeal" and most of these can be done quite inexpensively.  First of all, make sure that there is no "debris" hanging around your yard or front door area.  Clean up any trash, children's/pets toys.  Next you will want to really step back and actually look at your property from the road, what does it say to you?  Is there paint chipping?  Missing shingles?  Do you think you would want to walk into this home and view it as a potential purchase in it's current condition?  Consider the color of the house too?  Is it aluminous pink? Is the color selection narrowing the amount of people that would find it appealing? 



The return on investment for painting in your home is approximately 250%!  That to me, is a no brainer.  Select neutral but alluring colors for the outside of the home, nothing insipid or drab.  Then make the front of your house pop with lawn maintenance and maybe some flowers around the doorway, or porch area.  "Stage" the front of your house to be inviting, a holiday specific wreath can really add a touch of elegance.  Dress the front of your house, to attract as many potential buyers through the door as possible, this will definitely help to maximize on selling your home for the most money in the shortest time.
